现在出租我们的自住房。房子三年前购买的，买的时候，厨房和洗手间已经进行了翻新。我们入住后，用了最好的漆重新刷了内墙和所有门，换了几乎所有灯饰，包括两盏水晶灯，窗户换成了 Double Pane的，车库进行了粉刷，去院子的推拉门换成了防紫外线的，重新购买了洗衣机和烘干机，所有马桶，还买了一个freezer放在车库。最近我们进行了外墙重新粉刷，还安装了新的tank water heater.
房子很大，2756 sq. ft.，4b3b，还有living room和family room. 房子里光线充足，非常舒服，是湾区难得的high ceiling 的房子。楼下和楼梯是实木地板，楼上是engineering wood的材料。
在楼梯上以及二楼房间里可以看见远处的山，很好看舒心。院子里有很多种花，比如玫瑰，马蹄莲，薰衣草。院子里的果树的果子也很好吃，有枇杷，无花果，苹果，梨子，一年四季有柠檬，邻居家的柿子树有个枝伸过来，所以每年秋冬季节我们也有甜甜的柿子可以吃。前院和后院都装有自动浇灌系统，大部分区域都可以覆盖到，边边角角的需要自己浇一下。
小区在95133，很安静，靠近山，同时又是在平地上，整个小区的绿化和园艺都很好。交通非常方便，距离680号高速公路仅3分钟车程，距离101号高速公路8分钟车程。以下设施也在短途车程内：
8 分钟到Costco, H Mart, Ranch 99已经各种超市和餐馆
5 分钟到 VillaSport
8 分钟到 Challenger School - Berryessa, 2021年获得 National Blue Ribbon Award
9 分钟到位于 Great Mall Parkway 的 Stratford School
10 分钟到Great Mall，15分钟到Westfield Valley Fair
20 分到Meta、Google和 Amazon Sunnyvale园区
20 分钟到Linkedin 和 Apple

房子7/6可以开始出租，合同签到2025-06-30，到期后可以一年一年续。如果彼此合适，具体入住日期还可以根据你的需要进行调整。

* Utilities: The renter is responsible for all utilities, including water, sewer, garbage, gas, electricity, internet, and gardening services.
* Renter's Insurance: The renter must purchase renter's insurance (approximately $16/month).
* Smoking: No smoking is allowed on the premises.
* Pets: Small pets (up to 20 pounds) are permitted with a pet deposit of $900. For large dogs, please contact us to discuss further arrangements.
* Parking: A maximum of 3 cars can be parked on the property.
* Lease Duration: This is a one-year lease ending on June 30, 2025, with the option to renew. The lease starts on July 6, 2024, with potential flexibility to accommodate the renter’s needs.
* Payments Due at Signing: Rent is $5500. The security deposit of $5500, the pet deposit of $900 (if applicable), and the prorated rent for July 2024 are due at signing. Starting in August, the rent is due on the 1st of each month.
