[for rent from July 10th] 1b1b apartment in San Mateo with ~$450 lower than market monthly rent or $500 one time rent rebate
Hi,
I need to terminate my lease with my current apartment (Park Place at San Mateo; address: 1125 Park PL, San Mateo, 94403). This apartment is a 651sqft 1b1b apartment with:
1. In unit washer and dryer;
2. Gated building with access control;
3. Free assigned garage parking;
4. Pets friendly;
5. 3~5 minutes walk to whole foods and Roblox campus and several nice parks;
6. Easy access to US101 and about 20min drive to SF downtown or South Bay area.
Two options to rent this apartment:
Option 1: sign the contract with the landlord as our co-renter. The monthly rent will be $2852; current lease will end in Jan. 2023. You can renew the lease with rent increase cap protection (you need to confirm this with landlord). Since we (my wife and I) will move out of the apartment on July 10th, you need to be responsible for all the rent and other cost like renter insurance and utilities, etc... Since we co-sign the lease, I will be liable for the rent if you do not pay the rent on time, we will need to sign some legal contract to protect my financial interest.
Option 2: you sign a new lease contract directly with the landlord. It will be the market price of around $3300 per month. I can personally give you a one-time $500 rebate.
